I’m ready to sign a lease. What do I need to do?2018-09-28T18:33:39+00:00

Signing a lease is simple and consists of three steps. These steps can happen in our office all at once or we can take care of them all online.

  1. Apply. To apply, you can come to our office or use our online application here. Make sure to include the unit or property you’re interested in. Anyone 18 years of age or older who will occupy the unit must complete an application.
  2. Sign. Next you will sign the lease. This can be done in our office or sent to you via email for online signing.
  3. Deposit. Lastly, you will need to pay the required security deposit. This can be done in our office using check or cash, or paid online through your Online Tenant Portal.

Our application process complies with all local, state, and federal regulations governing rental agreements as well as with the current best practices of the property management profession. We strictly abide by the Landlord Tenant Code and follow all Fair Housing (HUD) Guidelines.

How much do you require for a security deposit?2018-09-28T16:20:45+00:00

Typically, a security deposit is equal to one month’s rent. However, the amount may vary depending on current discounts, specials, or individual circumstances. Be assured, it will never exceed two months rent.

What are my options for paying rent?2018-09-21T21:32:17+00:00

We offer several ways for you to pay rent. Most tenants will pay online through their Online Portal here. Of course you can always mail/drop off your rent to our office. Be sure and label well with your address and unit number on your money order or check. If you are paying in cash, come to the office and we will issue a receipt. Remember, rent is always due on the first of the month. Plan accordingly to avoid any missed payments or late fees.

Each community has utilities setup differently. Contact our office for specific utilities that the landlord is responsible and which utilities the tenant is responsible for.

Many of our properties are pet friendly. Contact our office to see if your community allows pets.

Can I smoke in my unit or in the common areas?2018-09-28T16:24:11+00:00

Smoking is not allowed inside the unit or indoor common spaces. Smoking needs to take place in the designated smoking areas. Contact us for the designated areas at your community.

Do you recommend or require renters insurance?2018-09-28T16:25:06+00:00

While we do recommend renters insurance, we do not require that you to carry renters insurance.  Properties carry standard fire and liability policies, but this insurance does not cover any of your personal contents, possessions or additional living expenses.
